How this works

This uses the standard repayment-mortgage (amortisation) formula:

M = P · r(1 + r)ⁿ / ((1 + r)ⁿ − 1)

where P is the amount borrowed, r is the monthly interest rate (the annual rate ÷ 12), and n is the number of monthly payments (years × 12). Each month you pay the same amount; early on more of it is interest, and over time more goes towards clearing the balance.

At a 0% rate the formula simplifies to the amount borrowed divided by the number of months.

Assumptions

  • A repayment mortgage (not interest-only), with a single fixed interest rate for the whole term.
  • The rate never changes — in reality most deals are fixed for a few years, then move to a variable rate.
  • No fees, overpayments, or missed payments are included.
